Street Appeal. 5 Quick Ways to Enhance Your Property

A welcoming entryway is essential when selling your home.

These 5 easy tips will add street appeal and hopefully more money in your pocket when you sell.

1.       Replace welcoming elements: The letterbox, house numbers, door mat and door hardware can have a huge impression on buyers. These small elements can send a welcoming impression and are relatively inexpensive to replace.

2.       Symmetry: Add pots of colour to either side of the front door for a visually dramatic entryway. Recommended are impatiens and succulents are also very fashionable.

3.       Renew garden beds: Get them into shape by pruning growth, pulling weeds, planting flowers, and adding mulch to restore colour that was taken away by sunlight and harsh weather.

4.       Evening street appeal: During the sales process, consider always leaving a few interior lights on plus any  exterior lights at the front of your home. Buyers may drop past to view at night.

5.      Ensure paths and entry ways are swept and if front door is looking tired a coat of paint to make it look bright and welcoming can make a huge difference.

Remember you only get once chance to make a great first impression.

In this day and age, one can easily get educated about selling your home by looking for information online, on your sofa and in your pyjamas. Yet there are still many aspects of the process that are best communicated one to one.

Here’s a list of questions that will assist when you start the process of listing your home for sale.

  1. Do you have a list of service providers I’ll need to get me through this process to maximise my profit? Eg: Mortgage broker, painter, gardener, building inspector, staging professional, photographer, video expert?
  2. What are the negatives of my home? What will stop buyers from buying in other words? This question will help you ascertain if an agent has difficulty in conveying the tough stuff that you need to know in order to sell your home. His/her answer to this question will help you discover if you’ve chosen a seasoned agent or not.
  3. Can you give me two instances where you listed a home and it didn’t sell? The answer to this question will give you a good feel for the agent’s commitment to communication.
